Tropicana Las Vegas Casino Plans Include Demolition and Luxury Condos

Tropicana Hotel Las VegasTropicana Casino Las Vegas real estate construction plans by Columbia Sussex, a Kentucky based hotelier, for remaking the Las Vegas casino located at the Strip and Tropicana Avenue. While the current Paradise and Island and towers will remain, including with the showroom, everything else will be demolished to make room for four additional towers. Columbia Sussex will have two years to get started on the project if the use permits are granted.

Wimar Landco LLC, a Columbia Sussex subsidiary, is seeking use permits for, among other things, 9.276 hotel rooms. It will also build 948 Las Vegas condo-hotel units, for a grand total of 10,224 guest rooms on 34 acres of Las Vegas real estate. The neighboring MGM Grand Las Vegas, by contrast, had 5,034 rooms. At the end of its current Palazzo Las Vegas Tower build-out, The Venetian Las Vegas will expand from 4,027 guest rooms to 7,052.

According to Planning Commission documents, the external glass and the color scheme of the Paradise and Island and towers will be changed, and both will be merged into new and bigger towers. The Tropicana Casino Paradise Tower, 380 rooms, following renovation, will become an adjunct to a 3,170-room Tropicana Tower. A renovated, 542-room Tropicana Island Tower would be combined with a proposed South Hotel Tower of 34 floors and 2,456 hotel rooms.

The planned Tropicana Las Vegas condos will be located in a 33-floor Northwest Tower, standing as much as 461 feet tall. It would be complemented by a 34-story, 1,728-hotel room Northeast Tower, for a total of six towers on the South Strip real estate.

Columbia Sussex additional construction plans are an nearly 645,000 square feet of convention space, 85,460 square foot casino and a retail mall of 273,000 square feet. To the south will be parking garages accommodating 6,196 vehicles.
