CL3 Lofts, a North Las Vegas mixed use project, has delayed construction. Kayne Nelson, a New Zealand real estate developer, has had difficulties from building code issues that have stalled this residential, office and warehouse space.
Expected completion was expected last month when the ground broke a year ago.
Would you believe that North Las Vegas hasn’t had code for all three, warehouse, residential and office space uses? Since ground breaking the International Building Code has also been changed.
Commercial Lofts 3 in North Las Vegas real estate is slated for 44 units priced from $600,000. The home owners can enjoy an onsite café. Small Business Administration financing is available with 10 percent down.
The real estate investment for this land by Nelson was $430,00 per acre of land in Las Vegas. They have had numerous requests in New Zealand for a residential portion of their previous commercial space developments.
Soil remediation has been completed by American Clay and Alpha Engineers. Grading has been finished of the 5.3-acre parcel and the soil has been treated with hydrogen injections for stability.
Nelson had not taken purchase contracts before approval of construction contracts because he was concerned about completing on budget and on time. Some working professionals interest in this lifestyle could be real estate professionals, engineers, small computer companies and architects.
