Las Vegas homes sales and Las Vegas mls figures show a small decrease in total number of condos, townhomes and listed homes for sale in Southern Nevada for September, 2007. Some of the areas included in Southern Nevada real estate include, Henderson, Green Valley, MacDonald Highlands, Summerlin, North Las Vegas, downtown Las Vegas and Lake Las Vegas.

The Las Vegas real estate market statistics show a $285,750 median sale price of single family homes. This is a 4.7 percent decrease from August of $299,900. Year to date mls figures show a 7.8 percent decrease from 2006.

Townhomes and condos for sale showed a median sales price of $209,000 in September. This is a 0.7 percent increase from the August figure of $190,000. Year to date for September is down 3.2 percent.

Single family homes in Las Vegas sold for September was 990, down 24.8 percent from 1,316. The totals year to date from September, 2006, was a decline of 43.1 percent in sold Las Vegas homes.

Townhomes and condos in Vegas for the mls market statistics show 213 condos sold. This is a decline of 25.3 percent from 285 condo sales in August.

Las Vegas homes for sale listed in the mls showed a small decrease in the total number of condominiums, townhomes and single family homes for sale in Southern Nevada. The market statistics have the total number of homes beginning to level off.

The mls total listed homes for sale in September at 24,218, a decrease of 0.5 percent. August Las Vegas statistics showed 24,341 homes listed. Year to date stats showed a 16.3 percent increase from September, 2006.

Total townhomes and condos for sale dropped to 6,169, a decrease of 0.8 percent from 6,221 in August. Totals show a 20.1 percent increase of townhomes and condos listed in September, 2006.

The Greater Las Vegas Association of REALTORS, or GLVAR, reports includes sold and listing home activity through the Las Vegas Multiple Listing Service. The statistics do not include for sale by owner, FSBO’s and new homes in Las Vegas, Nevada real estate by builders.
