City Crossing Mixed Use Henderson Real Estate Development

Plise Cos. is planning for Henderson’s skyline office buildings as tall as nine stories as part of a 126-acre Henderson real estate development.

City Crossing is a 6 million-square-foot project that will include office, retail and residential space. As part of the total square footage, 1 million will be dedicated to office space; another 600,000 square feet will be used for retail, including fitness facilities, movie theaters and restaurants. The balance of the space in City Crossing will be in 2,500 residential units. Henderson recently approved the zoning change and project. Plise is still going through Henderson to determine the architecture and use mix and product type.

When the company purchased the 126 acres in south Henderson in 2003, it was originally slated for an industrial park. Henderson land was purchased for $18.7 million.

City Crossing planning has take a long time. Plise, a Las Vegas commercial real estate development firm, has developed more than 7 million square feet of commercial property in Southern Nevada.

After planning for an industrial development and even submitting City Crossing to Henderson for approval, the city’s requirements, to make it look like an office park, and rents made it financially difficult to build.

Inspirada’s approval of the master-planned community was just south of the company’s land. Proximity to the 2,000-acre Inspirada community contributed to the inappropriateness of an industrial park on the real estate.

 

Plise then decided to develop a commercial office park. Plans were submitted to Henderson and later withdrawn, partly because of the size and scope of Inspirada, which is being developed by Focus Property Group. 

Inspirada approval changed how Executive Airport Drive will now become the major access road to Inspirada. Zoning changes will allow a massive mixed-use real estate development unlike any other in the valley. Other real estate development groups are planning mixed-use projects. Executive Home Builders currently is under development with an $850 million project on 29 acres near Summerlin.

Centra’s and Turnberry Associates’ Town Square Las Vegas is located on South Las Vegas Boulevard at Interstates 15 and 215 are under construction with mixed use office and retail.

This project is centrally located within several miles of M Resort, Inspirada and Garry Goett’s casino and resort.

They are still determining if they should have residential around the parking or over parking. Plans include four to five stories with live work also being considered.

Vertical construction expected by mid 2007, with the first phase being finished some time in 2009.
