The risks and rewards of urban investment are much debated in the real estate investment industry today, and a dozen mayors representing cities from coast to coast weighed in on opportunities and the role of government in development at ICSC’s annual Las Vegas convention.

Many city leaders tried to steer potential investors to underserved areas. “Where I want to see retail take place is not only in the areas that already flourish, but in the areas that need investment,” said Mayor Michael Coleman of Columbus. Oscar Goodman, Las Vegas mayor, touted Downtown Las Vegas rather than the glamorous Strip as the next big thing for his city. He called Downtown Las Vegas “a potential gold mine” and pointed to land values that have soared in recent years from negligible to up to $10 million per Las Vegas real estate acre. 

Leaders also addressed the public-sector role in city development. “What we’ve got to do as mayors is remove the obstacles and create the climate so investment will flourish,” said Washington’s Anthony Williams. For its part, said Coleman, Columbus streamlined the development process by creating a one-stop shopping approach. Source: ICSC Report
