Stephanie Village condos, a mixed use Green Valley, Henderson real estate project formerly known as 17th and Vine Las Vegas mixed use has started construction. Stephanie Village Las Vegas is a $200 million project.
Stephanie Village Henderson condos is 22.5 acres, with 466 units, 58,000 square feet of retail, two restaurants, and 15,000 square feet of office space. Amenities include a clubhouse, fitness center, an outdoor amphitheater, four swimming pools and underground parking.
Stephanie Village sees new owners Babcock & Brown, an Australian global real estate investment firm with $9.3 billion in real estate assets.
The primary developer of this Henderson condo project is LVMB.
17th and Vine was supposed to see ground move in mid 2005, but financing has been difficult to procure. These past two years has been very difficult to fund “urban village” project in Las Vegas real estate.
The first building phase is 50 percent sold out and has 114 units. Prices for these condos for sale in Las Vegas, Nevada range from $315,000 for a one-bedroom, 900-square-foot unit to $785,000 for three bedrooms and 2,295 square feet.
Welles Pugsley is the architect. Vanguard Construction is general contractor; Completion of the first phase is expected mid 2008.
