City Crossing Las Vegas mixed use real estate project in the valley is a $2 billion development located south of the Strip, near the planned M Resort and Henderson Executive Airport. The Plise Cos. Is developing the 126 acre include 1.5 million sf of class A office 600,000 square feet of retail, and 2,500 Las Vegas homes built around 17 acres of trails, public spaces and parks.
The 30-acre first phase, $500-million, scheduled to open in fall 2009, will include 160-room boutique hotel, 180 residential units, all of the office and 100,000 square foot of retail. Mortgage lenders from eight different companies are providing the construction financing. The entire Henderson real estate development expected completion by 2014.
Both Santana Row in San Jose, CA and Keirland Commons in Scottsdale, AZ, are the design predecessors to City Crossing real estate in Henderson, NV. The site infrastructure work and grading is underway and that vertical construction will begin late 2008.
Plise is a Las Vegas real estate development firm with several million square feet built and an additional three million square feet under construction. Its ongoing developments include Rainbow Sunset Pavilion, a three phase project between Green Valley and Summerlin that includes 95,000 sf of retail and 452,000 sf of office space, and Centennial Corporate Center, an office-retail development near the Painted Desert Golf Course that includes 17,000 sf of service retail, a three-story parking garage and 125,952 sf of class A office space.
The City Crossing retail plan includes 27 buildings. Restaurants will fill nine buildings and five more buildings will have restaurants filling half the space, for a total of 80,000 sf of restaurant space. Specialty retail is will occupy 70,000 sf in six buildings and another 62,000 sf is planned for service retail.
There will be a 50,000-sf building will hold a multi-screen theater, a 19,500-sf building is slated for an electronics store, home furnishings stores are expected to fill 33,000 sf in two buildings.
