Hip Clubs and Swanky Restaurants Attract Las Vegas Condo Buyers

Las Vegas Condo ClubSome developers are trying a new tactic to entice buyers. Taking a cue from the boom in hotel condos, where developers combine residential units with hotel rooms, they are signing on big-name restaurants and chefs, opening trendy bars and building clubs on the property.

Las Vegas Allure condos is adding an upscale steakhouse to its project and planning to offer room-service-like delivery to residents. And although Vegas 888 won’t open until 2008, its developers are touting its 35th-floor nightclub, where owners and those who pay a hefty membership fee can sip cocktails while sitting in a pool and checking out sweeping views of the Las Vegas Strip.

“It’s meant to be as exclusive as the building is,” says Matt Brimhall, spokesman for Del American, which is building Vegas 888 condos. “It’ll have fire pits, outdoor rain showers — you can take guests there to have a drink and check it out.”

Developers say they’re turning to restaurants and nightlife to set themselves apart from competitors in an increasingly crowded high-end condo market. “There are about 4,000 units that are built or currently under construction within a few blocks” of the project. “We wanted to offer something different.”

New Poker Room Opens at Las Vegas Venetian Hotel

Poker ChipsThe face of poker has changed in Las Vegas because The Venetian Resort Hotel Casino opens its doors to The Venetian Poker Room. At nearly 11,000 square feet, this luxurious Las Vegas poker room is the largest in square-footage on the Strip and will be exquisitely decorated with rich leathers, cherry wood and custom cabinetry and will offer state-of-the-art technology in a smoke-free environment.

“This is an exciting time for the gaming division at The Venetian as we have built an incredible Poker Room,” stated Kenneth Davenport, vice president of casino operations. “The technology is top-of-the-line, the décor and amenities are unmatched and the table games will cater to all. And, we are thrilled with the finished product, offering both the recreational player and the seasoned veteran an elegant, yet comfortable environment where they will want to play.”

The main room will house 32 tables and feature a wide array of games, including Texas Hold ’Em (both limit and no-limit), Stud and Omaha. The game limit runs the gamut at $4- $8 to $4,000 to $8,000. There will also be a high-limit area with seven tables. Additionally, two relaxation sections will be available and equipped with butler service catering to the players needs.

General Growth unveils Summerlin Centre Plans

General Growth Properties unveiled detailed plans for its long anticipated 100-acre Summerlin Centre Las Vegas development at northeast corner of the 215 Beltway and Sahara Avenue. The mixed-use real estate complex calls for a combination of retail shops, dining, office space and residences within a landscaped master-planned setting.

The Summerlin Centre development will feature a grand plaza called Summerlin Square that will host public events, concerts, and other community events. A north-south pedestrian street, or paseo, will run throughout the property.

Many of the shops and restaurants will be located on the first floor of low-rise buildings stretched along the paseo. An east-west street grid and “marketwalk,” intersecting the paseo at Summerlin Square, will create easy vehicle and pedestrian access.

An adjoining northern 300 acres, which includes the new 414-room Red Rock Station Casino Las Vegas Resort and Spa, will consist of 5,500 residences in a wide array of housing styles from single-family Las Vegas homes to condominiums in buildings with street-level retail stores and restaurants. About 10 percent of the Red Rock real estate will be part of the real estate development surrounding Summerlin Square.

The eastern portion, meanwhile, will contain about 1.5 million square feet of office and commercial space, including the six-story Business Bank of Nevada headquarters, which is now underway. Two five-story, Class A office buildings with street-level retail space will be built in the initial phase, totaling 250,000 square feet. More office space could be added later.
